Electronic Duties Returns (EDR) is an online service that lets approved solicitors, conveyancers and accountants process assessments directly with Revenue NSW via a client service provider (CSP).
This page is to help property professionals understand what to do if there is an error in an EDR assessment.
You should take appropriate action to rectify an error as soon as it has been identified to ensure that you can meet your deadline, such as a property settlement.
Understanding error rectification and cancellation
Revenue NSW can rectify certain data entry errors in an assessment.
However, more significant changes require the original assessment to be cancelled and reassessed.
You may notice an error when you:
have completed an assessment, or
verify the assessment in the Electronic Lodgment Network Operator (ELNO) workspace.
In the case of ELNO verifications, check if the error is in the Duties assessment or ELNO workspace. You can update the ELNO workspace without amending or cancelling the Duties assessment.
Errors we can rectify
Revenue NSW can correct minor errors, such as spelling mistakes, by editing:
land details, or
party details (including date of birth).
Errors we cannot rectify
Revenue NSW cannot rectify an assessment in the following circumstances:
Adding missing details (such as a party or property that was omitted).
Deleting details (such as a party or property that was incorrectly included).
Changing consideration details.
Deleting a duplicate assessment.
In these cases, the assessment must be cancelled.
Most cancellations can be processed through your CSP. However some assessments must be cancelled directly with Revenue NSW using eDuties.
A cancelled assessment cannot be reinstated and must be re-processed in EDR.
What you need to provide
Provide the following information in your request:
The Duties Assessment Number (DAN) and/or a copy of the Duties Notice of Assessment.
Details of the change(s) required.
A copy of the front page of the liable document.
For party name errors, proof of identity for the liable party, and their foreign status if the transaction is for residential-related property.
For property detail errors, the title search.
Any other evidence to support the request.
Accepted file formats
Supporting documents can be in these formats:
PDFs
Images (JPG, PNG).
There is a file size limit of 300MB per document.

Make sure you have all the information ready before you log in to eDuties.

Please note: All requests from industry professionals (solicitors, conveyancers and accountants) for error rectifications, EDR cancellations, interest remission requests, refunds of overpayment, and enquiries must be uploaded via the eDuties portal for processing.
