Electronic Duties Returns (EDR) is an online service that lets approved solicitors, conveyancers and accountants process assessments directly with Revenue NSW via a client service provider (CSP).
This page is to help property professionals understand what to do if there is a duplicate assessment or an error in an EDR assessment.
You should take appropriate action to rectify an error or cancel a duplicate as soon as it has been identified to ensure that you can meet your deadline, such as a property settlement.
Understanding error rectification and cancellation
However, more significant changes require the original assessment to be cancelled and reassessed.
You may notice an error when you:
have completed an assessment, or
verify the assessment in the Electronic Lodgment Network Operator (ELNO) workspace.
In the case of ELNO verifications, check if the error is in the Duties assessment or ELNO workspace. You can update the ELNO workspace without amending or cancelling the Duties assessment.
Revenue NSW cannot rectify an assessment in the following circumstances:
Adding missing details (such as a party or property that was omitted).
Deleting details (such as a party or property that was incorrectly included).
Changing consideration details.
Deleting a duplicate assessment.
In these cases, the assessment must be cancelled.
Most cancellations can be processed through your CSP. However some assessments must be cancelled directly with Revenue NSW using eDuties.
A cancelled assessment cannot be reinstated and must be re-processed in EDR.
Before submitting a rectification of error request or cancelling an assessment, always ensure that all details in the ELNO workspace are accurate and up to date.
When an assessment must be cancelled
You must cancel the assessment through your CSP when:
there are errors in the:
dutiable amount
date of execution
document type, and
number of properties or transferees on the duties assessment.
the first home buyer property type is entered or selected incorrectly
the exemption type is entered or selected incorrectly, or
there is a duplication of assessment.
If you need to cancel because of a data entry error, you must reprocess the assessment in EDR correctly before you submit your cancellation.
EDR assessments cannot be cancelled through your CSP if settlement has occurred or the document has been lodged at Land Registry Services. In these circumstances, an application must be lodged as a 'Reassessment' in eDuties.
What you need to provide
The following information is required to cancel through your CSP:
Your contact details.
Duties Assessment Number (DAN) of the assessment that needs to be cancelled.
DAN of the new and correct assessment (for data entry errors), known as the related transaction number. You can only cancel through your CSP provider once you have reassessed the matter. It will not allow you to cancel without a replacement DAN.

There is a file size limit of 300MB per document.

Information you provide will be recorded and stored by Revenue NSW as part of your cancellation record.

How to cancel through your CSP
Make sure you have all the required information ready before you log in to your CSP.

Access your CSP
Log in to your CSP with your username and password.

Select the reason for cancellation
Select one of the Cancel Duties Assessment options.
Re-assessment required (data entry error).
Duplication of Assessment.
Other.

Add cancellation details
The information required includes:
Your contact details.
DAN(s).
Detailed explanation of the circumstances for cancellation of the assessment.

Upload documents
Information to support your cancellation may be attached in documents.

Submit cancellation
Submit your cancellation.
A message will appear on screen saying that the cancellation is successful.
What happens next
You will receive a Withdrawal of Duties Notice of Assessment which you are required to keep for your records.

Please note: All requests from industry professionals (solicitors, conveyancers and accountants) for error rectifications, EDR cancellations, interest remission requests, refunds of overpayment, and enquiries must be uploaded via the eDuties portal for processing.
