Electronic Duties Returns (EDR) is an online service that lets approved solicitors, conveyancers and accountants process assessments directly with Revenue NSW via a client service provider (CSP).
This page is to help property professionals understand what to do if there is a duplicate assessment or an error in an EDR assessment.
You should take appropriate action to rectify an error or cancel a duplicate as soon as it has been identified to ensure that you can meet your deadline, such as a property settlement.
Understanding error rectification and cancellation
However, more significant changes require the original assessment to be cancelled and reassessed.
You may notice an error when you:
have completed an assessment, or
verify the assessment in the Electronic Lodgment Network Operator (ELNO) workspace.
In the case of ELNO verifications, check if the error is in the Duties assessment or ELNO workspace. You can update the ELNO workspace without amending or cancelling the Duties assessment.
Revenue NSW cannot rectify an assessment in the following circumstances:
Adding missing details (such as a party or property that was omitted).
Deleting details (such as a party or property that was incorrectly included).
Changing consideration details.
Deleting a duplicate assessment.
In these cases, the assessment must be cancelled.
Most cancellations can be processed through your CSP. However some assessments must be cancelled directly with Revenue NSW using eDuties.
A cancelled assessment cannot be reinstated and must be re-processed in EDR.
Before submitting a rectification of error request or cancelling an assessment, always ensure that all details in the ELNO workspace are accurate and up to date.
When an assessment must be cancelled via eDuties
The following EDR assessments must be cancelled via eDuties:
Transactions that are at the pre-settlement status in the ELNO workspace (< 1 hour prior to proposed settlement).
Assessments where duty has been paid but the transaction has not settled or been lodged at NSW Land Registry Services (Land Registry Services).
An assessment that you did not process, unless you have authorisation from the client to act on their behalf.
If you need to cancel because of a data entry error, you must reprocess the assessment in EDR correctly before you submit your cancellation.
First Home Buyers Assistance Scheme assessments cannot be cancelled with your CSP. You must lodge an eDuties application with supporting documents under EDR cancellation of assessment. Once you receive notification the assessment is cancelled, you can reprocess in EDR.
Cancelled assessments must have any endorsement with the DAN cancelled on the document and any duplicates.
Any transaction that relates to a cancelled agreement for sale of land, cancelled transfer or a failed instrument must be lodged via eDuties using the relevant application type. For more details see what you can do on eDuties.
Any transaction where settlement has occurred or the document has been lodged at Land Registry Services must be submitted as a Reassessment application in eDuties.
What you need to provide
You will need to provide the following information:
Your contact details.
Duties Assessment Number (DAN) of the assessment that needs to be cancelled.
DAN of the new and correct assessment (for data entry errors).
A copy of the front page of the liable document.
Any other relevant information.
Cancellation reason if it is not a reassessment or duplication.

Please note: All requests from industry professionals (solicitors, conveyancers and accountants) for error rectifications, EDR cancellations, interest remission requests, refunds of overpayment, and enquiries must be uploaded via the eDuties portal for processing.
