For residential-related property transactions in New South Wales you must provide certified documents that prove your identity and your citizenship or residency status.
Revenue NSW needs this information to work out how much duty you must pay.
If you are classified as a foreign person, you may need to pay surcharge purchaser duty in addition to transfer duty.
The documents listed below can be used to prove identity, citizenship and residency status for transfer duty, surcharge purchaser duty and landholder duty.
If you are a first home buyer and an Australian citizen or permanent resident, you may be eligible for the First Home Buyers Assistance Scheme (FHBAS).
International movement records from the Department of Home Affairs for the 12-month period preceding the liability date.

New Zealand citizens
Provide certified copies of all the following documents:
Evidence of an in force visa as at the liability date must be provided by New Zealand citizens who do not hold a special category (subclass 444) visa.
All other persons
Provide a certified copy of one of the following documents:
Foreign passport and visa used for entry into Australia.
Current Australian drivers licence.
Current Australian firearms licence.
Current Australian proof of age card.
If you cannot provide one of the documents above, we will accept an equivalent identity document from your home country (e.g. current drivers licence, birth certificate or current passport).
If the document is not in English, you will also need to provide a translated version of the document.
If the name on your certified documents is different from the name on the documents being assessed, you must provide evidence of your name change.
Provide a certified copy of one of the following documents:
Marriage certificate.
Divorce order.
Change of name certificate.
Court order authorising the name change.

Identity verification documents accepted for electronic settlements will also satisfy our proof of identity and residency status requirements (e.g. Verification of Identity (VOI) form).
The processing of eDuties applications will be delayed if you do not supply the correct certified documents.
Contact us if your client is unable to provide any proof of identity, citizenship or residency status documents.
Duties customers
If you are using a solicitor, conveyancer or accountant for your transaction, they will lodge the documents to Revenue NSW on your behalf through online duties platforms.
You may lodge a duties application and assessment yourself by mail, but you will need a qualified solicitor or conveyancer to complete the property transfer.
