New home buyers supplement

The NSW New Home Buyers Supplement is available for purchases made before 31 June 2010. For the current first home owners’ grant, see First Home Buyer Grant (New Homes).

The NSW New Home Buyers Supplement (NHBS) was a $3,000 supplement paid on top of the First Home Owner Grant to first home owners who purchased a new home or vacant land on which they built their home. It only applied to purchases made between 14 October 2008 and 30 June 2010.

Who was eligible?

To be eligible for the NHBS, you first needed to meet the eligibility criteria for the First Home Owner Grant.

You also had to meet the qualifying criteria for the type of purchase you made.

Newly constructed homes

If you bought a constructed home, you were eligible if the purchase date was between 11 November 2008 and 30 June 2010. To be classed as a newly constructed home:

  • your purchase must have been the first time the house had been sold, and
  • the house must never have been lived in before you moved in, including by the builder or a tenant.

Contract to build

If you bought your home under a contract to build, you were eligible for the NHBS if:

  • the purchase date was between 11 November 2008 and 30 June 2010
  • construction started within 26 weeks after the purchase date, and was complete within 18 months.

Owner/builder

If you managed your own build, you were eligible for the NHBS if:

  • the purchase date was between 11 November 2008 and 30 June 2010
  • construction started in this time, and
  • construction was complete within 18 months.

Homes bought off-the-plan

For homes bought off-the-plan, you were eligible for the NHBS if your purchase date was:

  • between 11 November 2008 and 10 November 2009 and construction was complete by 10 May 2011 or
  • between 11 November 2009 and 30 June 2010 and construction was complete by 31 December 2011.

How to apply

If you’re still eligible for the NHBS, you can apply by downloading and completing:

  • the Addendum for first home owner boost and NSW new home buyers supplement schemes
  • the First home owner grant application form.

Making false claims

We regularly check applications for inaccuracies and compare your information to data from other government agencies and businesses. If you have provided false or misleading information you may face a substantial penalty.
